After carefully observing how these factors create a significant hustle for international buyers on our beautifull Mallorca, we launched our dedicated Realtor Services for Buyers to ensure a smooth, save and pleasant purchase for both first-time and experienced buyers. Your private realtor will undertake all this activities for you:

benchmarking
working closely with the buyer, we prepare a tailored list of potential properties. From this, a shortlist of the 5 most promising options is created, and we initiate contact with the respective listing agencies.

valuation
you will get professional advice on pricing. Since it is common practice here to list properties above the expected sale price, we benchmark and assess realistic market values to guide negotiation.

due diligence
we thoroughly verify each property’s credentials, including:

  • Energy Efficiency Certificate and Habitability Certification

  • Registry of Property records

  • Certification from City Hall confirming no urbanism infractions

  • Availability of utilities (electricity, water) for rural properties

  • Inclusion in protected or historical building registries

  • Architectural stability inspection (conducted by an external architect, not included in our fees)

  • Verification of any debts or mortgages on the property

  • Advice on how to address any necessary corrections or irregularities

negotiation
once a property passes due diligence and has been visited, we assist the buyer in making an official offer, usually accompanied by a short preliminary contract and a 1% deposit held in our escrow account. This stage can be complex and lengthy, so deep knowledge of local customs and market practices is essential for success.

contract preparation
upon written acceptance of the offer by the seller, we prepare a bilingual (Spanish-English) option-to-buy contract, outlining three key terms:

  • Timeframe deadline to sign the public deed

  • Price fixed final purchase price

  • Stake downpayment at contract signing, typically 10–20%
    We also assist in managing funds transfer to our escrow account (included in our services), the notary, or directly to the seller. Notary fees are separate.

documentation
we coordinate the collection and preparation of all necessary documents for the public deed signing, including:

  • Mortgage payoff letters

  • Tax receipts

  • Community fees

  • Registry and cadastral data

  • Identification documents of all parties

  • Residency and Tax Identification Number application

  • Military permits for non EU citizens (if applicable)

  • Proof of funds transfer

  • Construction licenses, insurance, and final certificates (when applicable)
    Most of these documents will already have been reviewed during due diligence.

notary preparation and coordination
we organize and submit all documentation, arrange the date and booking of the notary, notify all parties legally, coordinate banks and creditors (if applicable), and assist with deposit payments for taxes and fees related to notary, registry, and tax authorities.

payment of taxes
we oversee the preparation and submission of the relevant tax declarations related to the transaction.

project management

in de event you need to do some refurbishment, constrution, enlargment, legalizations or even interior design, we have an extensive contact book of proffesionals to have it done for you. Our fee is 5% of all approved budgets

fees

our fees are 3% of the final purchase price plus VAT for properties ouside our portfolio. Realtor fees are included in the listing price of properties in our portfolio.
